BUILDING PATHOLOGY

Coda can provide Building Pathology and Defect Diagnosis on wide range of construction types. Drawing on nearly 20 years commercial property experience and detailed knowledge of construction techniques, Coda can undertake detailed inspection, prepare tailored reports on the cause of the defect, recommendation for remedial works and budget costs.

CONTRACT ADMINISTRATION

We ensure building works are undertaken not only to time, to the required quality and cost but also ensure the commercial viability meets the needs of lenders, occupiers or investors.

Whether a client is improving property investments, or as part of ongoing property management, we will ensure that the process is planned, designed and managed with the aim of keeping within programme and budget.

We have a proven track record in administering contract works on projects across all property sectors.

Insurance Reinstatement Cost Assessments

We are able to offer specialist reinstatement cost assessments drawing on the great deal of experience in dealing with both commercial property and also complex property types. Valuations can be undertaken ranging from individual retail units, to large scale manufacturing facilities and everything in between.

We work closely with your asset managers and insurers to prepare Reinstatement Cost Assessments in readiness for insurance renewal programmes.  We are able to undertaken inspections and measured surveys where necessary.

PLANNED PREVENTATIVE MAINTENANCE

We know how important a clear, concise report is.  We ensure our site investigations and breakdown of itemised works are costed and presented to allow for account provisioning.    We ensure works are planned over a period of time, to suit both occupier’s requirements and pressure from service charge fund availability.

We recognise that as responsible and pro-active property investors, it is inherently important that our clients implement and continuously manage a strategic long term approach to planned preventative maintenance (PPM) which strives to maintain, repair and improve their assets for both themselves and their tenants alike.

SNAGGING INSPECTIONS

Drawing on our vast experience we offer a snagging inspection service to developers who require an independent, impartial approach to assessing quality of works and compliance with specification.

This includes reviewing Developer specifications and drawings, inspection and preparation of snagging lists tailored to suit the clients individual requirements.

OCCUPATION/LEASE EVENTS

Whether you are a property manager on behalf of a landlord, or an occupier, we can carry out planned preventative maintenance strategy, implementation of building works, insurance reinstatement cost assessments, dilapidations, building surveys/due diligence and party wall matters.

We also arrange for energy performance certificates and targeted upgrade works to improve energy ratings.

PARTY WALLS

Working with our partners we can act for both freeholders and leaseholders either developing properties or having such interest in properties adjacent to those undergoing construction works.

Consideration of Party Wall matters at the early stages of design, advising upon the likely Party Wall related issues and as to how the Party Wall Act is applied to allow such works to satisfactorily proceed.

DISPOSAL

We can undertake vendor due diligence surveys, energy performance certificates, dilapidation assessments in order to provide exit strategy advice, prepare terminal dilapidations and negotiate settlements on behalf of both occupiers and landlords/investors.

CONSTRUCTION PROJECT MANAGEMENT

Where significant refurbishment, extension or redevelopment is required our Project Management service would be engaged to deliver the solution.
